Real Estate Attorney (Sterling)

Costco Wholesale is seeking an experienced real estate attorney to join the legal team at its Eastern Division Office in Sterling. Costco is one of the world’s top retailers, with over 106 million members and 815 warehouses in 12 countries, and continues to expand globally. This role will be primarily responsible for supporting Costco’s real estate team to develop new Costco Wholesale warehouse clubs, distribution centers and logistics facilities in a defined geographic territory, which will include the US, Canada, Puerto Rico and certain other countries.  This attorney will supervise outside counsel on real estate transactions and related litigation matters. Real Estate Finance/Commercial Loan Workout & Restructuring Associate (Midlevel or Senior)

Venable LLP’s Real Estate Finance Group seeks a midlevel or senior associate with a minimum of four years of experience to join the practice in the Washington, D.C., Tysons, or Baltimore office.   The qualified candidate has experience representing servicers and lenders in connection with the workout and enforcement of distressed commercial real estate loans. Experience reviewing, drafting, and negotiating loan documents, modifications, forbearance agreements, and similar documents; reviewing, analyzing, and managing legal due diligence (including organizational documents and structure; title, survey, and lease review; and legal opinions); and managing and closing complex commercial real estate loan workout transactions is essential. Experience with CMBS loans and hospitality finance is a plus. The ideal candidate is comfortable training and managing junior associates and paralegals. Prior law firm experience required.    The qualified candidate is experienced in reviewing and analyzing commercial real estate due diligence including title, survey, zoning, organizational documents and resolutions, and UCC/litigation searches; drafting estoppel certificates and SNDAs; abstracting complex recorded title documents such as ground leases, CCRs, and easements; and managing, coordinating, and tracking closing and post-closing documents. The successful candidate is detail-oriented; is comfortable interfacing directly with title companies, surveyors, and opposing counsel; works well independently; has polished written and verbal communication skills; and excels at managing deadlines and multiple work streams.
