VIRGINIA UPL OPINION 75

Preparation of Contract of Sale By Real Estate Agent When
Not Incident to Transaction.

The preparation of a contract of sale for a charge by a real estate agent, not incident to the regular course of conducting his licensed business and by one who is not involved in the negotiation of the transaction, is the unauthorized practice of law. The exception contained in UPR 6-103(3) is not applicable since the real estate agent was not involved in the transaction.
